If your building design doesn’t meet the requirements of the Building Regulations 2018, you will need to apply for a report and consent.
Your builder or building surveyor will let you know if you need a report and consent.
If you need to put up gantries or hoardings on a public space like a footpath or nature strip, you will need to get a Report and consent protection of the public as well.
Documents you need to apply
As part of your application, you will need to provide:
- a copy of the title
- an approved plan of subdivision (if applicable)
- a copy of any covenants or restrictions (if applicable)
- a site plan and architectural drawings showing all boundaries, setbacks, easements, floor plans, elevations and any other relevant information
- a written statement explaining how your work satisfies the Minister’s Guideline MG-12 Siting and Design of Single Dwellings.
If your work does not comply with the Minister’s Guideline MG-12, your application will be refused.
What happens next
We will assess your application and get in touch if we need any more information about your application. If you don’t supply this within 3 months of the request, your application may be refused.
Comments from neighbouring properties
If your proposed building design may impact neighbouring properties, we may need to seek comments from your neighbours.
